Square One Mall's $76M loan enters special servicing
Morningstar Credit reported Sept. 15 that the $76 million CMBS loan tied to Square One Mall has been transferred to special servicing ahead of its January maturity, and that the loan "faces nearly impossible odds to refinance." The loan is backed by a 540,000-square-foot portion of the 930,000-square-foot mall, excluding the Sears and Macy's stores; that portion was 74% occupied as of March 31 and is classified as a Class-C mall. Simon Property Group has listed Square One in its "Other Properties" category since 2021, which Morningstar said signals the Route 1 mall will likely be handed back to the lender and then sold.
