Planning Board backs short-term rental rules, opposes 90-day cap

The Cambridge Planning Board voted Aug. 5 to support proposed short-term rental amendments, while objecting to a City Council zoning petition's limit of 90 rental days per year. The amendments would update operations and registration requirements and create a new category called an "autonomous unit," where owners rent out an entire residence, as distinct from owner-occupied rentals of individual bedrooms. Deputy city solicitor Elliott Veloso said the petition responded to properties listed as primary residences whose owners were not actually living in them; residents countered that a 90-day cap on owner-adjacent rentals would effectively outlaw them.
